I have a customer with a mahongany t&g deck that has some rot damage. The deck had a solid polyuerathne finish of some sort top coat, which I think has caused some of the rot, trapping moisture under the finish. We would like to keep the rich red mahogany color and preserve the wood in the best way possible. We are planning on replacing damaged areas and sanding existing finish off and coating with something that would be reccomended. We do not want to keep sanding each time refinishing is needed. Please advise Thanks

To avoid this you will need a penetrating tinted stain. These products soak into the wood and do not "film" like a polyurethane. They can be cleaned, stripped(if needed) and recoated whenever needed.

Penofin Exotic hardwood Stain
Messmers UV Plus for Hardwoods
Defy Stain for Hardwoods

All will work well. All are transparent but tinted to enhance the natural color tones of the mahogany.

Wetness can cause rot damage and it can happen at any part of the house even in structural timber and door trim.
